Located in a serene and upcoming neighborhood in Kornet Shehwan, plot 652 houses two residential buildings comprising four apartments each. The site lies at a road bifurcation with a 10 meter difference in levels between its highest and lowest points. One of the main challenges along with the topography was the area’s newly implemented regulation concerning the double setback of 9 meters instead of 4.5 between buildings on the same plot.
The design had to be worked thoroughly in order to provide for the maximum allowable exploitation within the setbacks defined by the land’s leveling and unusual proportions, resulting in two apartment typologies of 276 m² and 320 m².
The 9 meters setback between the two blocks is treated as a slice in the volume. A unique instance is created at the cut where the stone cladded skin acts as a screen that maximizes privacy between neighboring and overlooking apartments.
