CHALLENGE /

The site for this high-end commercial building is located in a prime mixed-use neighborhood in the Bassateen area of Jeddah. The building regulations dictate that a general residential typology architecture be adopted throughout the design reasoning of the project. 

Moreover, the client - Baneya, an international leading contracting company in Saudi Arabia, wishes to move their offices headquarters to the 450 penthouse on top of the building, while renting the ground and first floor areas to a maximum of two different tenants, thus keeping the opportunity for future expansion downwards open and flexible.

CONCEPT /

The building is divided into two two-storey blocks which are interconnected by a main lobby and internal bridges on each floor level in case both of them are rented out to a single tenant. Each of the blocks has a private entrance off the main road. The building's main lobby provides entrances on each floor for the two blocks as well as an access to the office penthouse on top.

The design follows a straightforward grid of reinforced concrete finished columns and beams which link the two blocks at the level of the office penthouse while defining each of them at street level, clearly highlighting the programme of the building before the observer.
