CHALLENGE /

Rikaz Properties aims to propose a 'strategic optimal monetization plan' for a prominent plot of land located between King Fahed Road and King Faisal Road in Al-Khobar.

The objective is to introduce an institutional quality mix of asset classes that will feed off each other synergistically.

Moreover, a phasing strategy is to be adopted throughout the masterplanning design in order to minimize the equity requirement. 

CONCEPT /

The proposed mixed-use development introduces Al-Khobar's first new Live/Work/Play lifestyle powered by an arts and entertainment district, featuring art galleries, a performing arts center, auditoriums, cinemas, a shopping mall, four and five star hotels, office spaces and residences.

The masterplan features an inner green spine that connects all of the structures through a pedestrian walkway with lush landscaped areas with water features, parks and a large plaza onto which all the F&B spaces and outlets open up.
