This project involves the repositioning of an existing retail center within an emerging district in Al Khobar, aiming to transform an outdated asset into a vibrant F&B and retail destination. The intervention focuses on enhancing visual identity, increasing footfall, and redefining the building’s presence within its evolving urban context.
The strategy balances cost efficiency with architectural impact by retaining the existing 10-meter structural grid, minimizing structural intervention while allowing for a comprehensive upgrade of the building envelope and user experience. This approach enables a targeted investment in areas that directly influence perception and activation.
The design introduces a dynamic façade system composed of a segmented aluminum and glass grid, articulated in 1.25-meter modules with varying depths and projections. This layered treatment, combined with a faceted roof and vertical wooden louvers, creates a sense of movement and visual interest across the elevation. The result is a contemporary and distinctive identity that revitalizes the asset and positions it competitively within the local retail landscape.
