FIRST PRIZE WINNER - 'CARLTON OPEN ARCHITECTURAL DESIGN COMPETITION' - 2008

International Competition launched in February 2008, promoted by Jamil Ibrahim Establishment (JIE), and managed by the Lebanese Order of Engineers and Architects - Beirut, Lebanon

 

Carlton Tower – Hanging Gardens is conceived as a landmark residential development on one of Beirut’s most prominent coastal sites, formerly home to the iconic Carlton Hotel. The project responds to both the legacy of the site and the city’s evolving architectural landscape, aiming to redefine high-end residential living while reinforcing Beirut’s position within the regional design discourse.

The design capitalizes on its exceptional location along Avenue Général de Gaulle, with direct orientation toward Ramlet al-Baida and the Mediterranean coastline. The building adopts an elliptical geometry to maximize sea views, while each floor plate rotates incrementally around a central core—creating a dynamic vertical composition that shifts from alignment with the urban grid at ground level to a more open orientation toward the horizon above.

A layered architectural strategy introduces landscaped “green slits” at regular vertical intervals, dividing the tower into distinct residential clusters and reintroducing greenery into Beirut’s dense urban fabric. These segments are subtly shifted to create private outdoor terraces and hanging gardens, enhancing both spatial quality and privacy for residents. The entire composition is wrapped within a structural shell that supports a secondary façade system, working in tandem with the planted terraces to provide solar protection, reduce heat gain, and screen adjacent views.

With a total built-up area of approximately 29,900 m², the development comprises 50 large-scale residences averaging 550 m², supported by a suite of premium amenities including fitness facilities, a swimming pool, and a rooftop multipurpose space offering panoramic views across Beirut.
