This project involves the adaptive reuse of a partially constructed residential building located on a prime coastal plot in Al Khobar, in close proximity to the King Fahd Causeway connecting Saudi Arabia to Bahrain. The brief focused on repositioning the asset into a 150-key Holiday Inn, unlocking value from an underutilized structure while aligning with the operator’s standards and market expectations.
The intervention required a comprehensive reassessment of the existing building framework, transforming a typical residential layout into a fully operational hospitality product. Floor plates were reconfigured to accommodate guest rooms, back-of-house functions, and public areas in line with brand requirements, while ensuring efficiency in circulation and service integration.
Architecturally, the existing façade was entirely reworked to establish a contemporary identity and elevate the building’s market positioning. A layered approach introduced a dynamic checkered articulation along the primary axis, complemented by variations in balcony depth that add rhythm and depth across the elevation. This dual strategy enhances visual interest while optimizing shading and spatial quality, resulting in a refreshed and competitive hospitality asset within the Al Khobar market.
