Located along Jeddah’s Corniche Road, this mixed-use development occupies a highly constrained, elongated plot measuring approximately 180 by 50 meters. The project responds to its linear configuration by transforming a spatial limitation into a defining feature—maximizing frontage, visibility, and pedestrian engagement along one of the city’s most active waterfront corridors.
The scheme is conceived as an extension of the public realm, drawing the Corniche promenade into the site and activating it through a layered F&B and hospitality offering. The development integrates multiple access points and circulation strategies to balance public accessibility with operational efficiency, particularly through the separation of front-of-house experiences and back-of-house logistics via the secondary street.
At ground level, 16 F&B units with articulated, faceted frontages open onto a central plaza that acts as a continuation of the waterfront walkway. This public space transitions vertically through a series of amphitheater steps and escalators, leading to two signature restaurants positioned above, each with dedicated access and drop-off from the rear. A five-story, 150-key four-star hotel is stacked above this podium, with its own independent arrival sequence, ensuring clear functional zoning while maintaining a cohesive architectural identity.
