M3 Business Center is a high-end commercial development located in the Al Basateen district of Jeddah, within a prime mixed-use neighborhood. The project responds to regulatory constraints requiring a residential architectural language, while accommodating a flexible commercial program and the client’s intent to establish a corporate headquarters within the building.
The brief called for a hybrid solution that balances owner-occupation with income-generating components. The upper penthouse level, approximately 450 m², is designated as the client’s headquarters, while the lower floors are designed to accommodate up to two tenants, with the flexibility to consolidate into a single-user configuration or expand occupancy over time.
The building is organized into two distinct two-story volumes, connected through a central lobby and a series of internal bridges at each level. This configuration allows for independent or unified operation, supported by separate entrances for each block along the main road. A clear structural grid of reinforced concrete columns and beams defines the architecture, expressing the program externally while enabling spatial efficiency and long-term adaptability. The upper level unifies the composition, linking both volumes into a cohesive corporate identity.
