The Tamimi Mixed-Use Complex is a strategically positioned mixed-use development in Al-Khobar, located between King Fahd Road and King Faisal Road—two of the city’s most prominent corridors. The project was conceived to unlock the full value of a high-potential site through a carefully calibrated monetization strategy, balancing asset mix, phasing, and long-term revenue generation.

The development introduces an institutional-grade mix of asset classes designed to operate as an integrated ecosystem, where each component reinforces the performance of the others. Retail, hospitality, commercial, residential, and cultural functions are brought together to create a destination that supports both daily activity and regional attraction. A phased delivery approach is embedded within the masterplan, enabling optimized capital deployment while maintaining flexibility to respond to market demand over time.

At the core of the project is a Live/Work/Play environment anchored by an arts and entertainment district—featuring galleries, performance venues, cinemas, and curated public experiences. The masterplan is structured around a central landscaped spine that connects all components through a pedestrian-first network, integrating green spaces, water features, and a primary plaza activated by F&B and retail frontages. This spine acts as both a spatial organizer and a social condenser, positioning the development as a vibrant and cohesive urban destination.
